The Māngere Development is transforming the neighbourhood with warm, dry, modern homes and better streets, parks and community spaces. A lot has been going on behind the scenes to make Māngere stronger, safer and ready for the future. Here’s a quick update on the big projects shaping our streets and creating new homes for local families.
BUILDING A SAFER, MORE RESILIENT MĀNGERE
Over the past year, the Māngere Development and Auckland Council have been working closely together to tackle some long-standing flooding issues in Māngere East and Te Ararata. Fixing these challenges now makes the whole area safer in heavy rain.
Key projects underway:

Te Ararata Creek Flood Resilience Project – on track for completion mid-2026

Harania Creek Flood Resilience Project – also due to be finished in mid-2026
Both projects will significantly reduce flood risk for local whānau and give the neighbourhood long-term resilience.
MORE WARM, DRY HOMES FOR LOCAL FAMILIES
With the major infrastructure issues being addressed, we’re preparing for the next stage of new housing.

Māngere East Stage 4 civil works are planned to start mid-2025. Around 30 existing homes that are at the end of their life will be removed and replaced with 90 warm, dry, modern homes.

Ongoing house construction in Te Ararata Stages 1–2

Progress in Māngere East Stages 1 and 4, with detailed design underway and civil works for Stage 4 expected to begin mid-2026

We’re working with partners like the NZ Housing Foundation to deliver shared-equity homes — giving more people an achievable pathway into home ownership.
So far, the Māngere Development has enabled 700 new homes of which 600 are either built or under construction now. Over the next two years, another 400 homes will be built or underway.
AORERE NEIGHBOURHOOD: MAJOR MILESTONE REACHED
All civil construction in the Aorere neighbourhood is now complete — a huge achievement for everyone involved. Superlot sales and home construction will continue over the coming years.
WORKING TOGETHER FOR THE BEST OUTCOMES
None of these achievements would be possible without strong collaboration between Māngere Development, Auckland Council and other local asset owners. This teamwork gives Māngere a once-in-a-generation chance to create a coordinated, suburb-wide solution that benefits current and future generations.
